"My rent has not been paid – what is going on?"
We have a streamlined arrears management process and this, combined with our tenant selection criteria mean we rarely have arrears greater than 7 days.
In the off chance we do we communicate effectively with the tenant to get the situation resolved.
If this fails we implement the relevant breach notices to commence removal of the tenant from the property.
"What condition is my property in?"
We conduct routine inspections every 4 months to ensure the property is being well maintained by tenant and a detailed report with colour photos is provided as evidence of the condition at that point in time.
We also take this opportunity to assess the property for any maintenance issues that need to be addressed.
"The maintenance costs I am paying are too high?"
We partner with our trades and sign a memorandum of understanding that the rates charges are in line with standard practice in the industry.
We take this seriously and provide our trades with referral work if they are honest and reliable to us and our clients.
"How is my investment performing?"
We conduct frequent rental appraisals to ensure you are achieving market rent. However, we also assess the current property value and calculate investment yields.
We can then compare the yield your property is achieving with the average for the suburb or postcode allowing you to determine if the investment is meeting your goals or objectives.
